| When the Butler Rural
Electric Cooperative (BREC) began to experience “growing
pains” in its 10-year-old facility on Stillwell-Beckett
Road in Oxford, Ohio, they turned to us for an economical and
functional solution. |

| The original 35,000-sq.
ft. building was not required by code to have a sprinkler system
because of its small size. Due to the disruption to operations,
construction cost, and future maintenance requirements, BREC
wished to construct the addition without a sprinkler system
as well, while complying with building code requirements. To
that end, CDS architects employed a strategy that would allow
for the program requirements of the addition and that was also
acceptable to the Butler County Building Department. CDS identified
an existing masonry wall that would qualify as a firewall, allowing
for classification as two separate buildings sharing a common
lot/property line. |
| The $2.5 million project
is comprised of 11,500 square feet of new construction and 3,000
square feet of current office space that was renovated and received
new aesthetic features such as carpet and wallcovering. To take
care of the increase in engineering needs for their larger member
base, BREC has added permanent, full-time staff engineers. The
engineering wing addition accommodates their space needs. A
Conference Center is also included in the addition so that BREC
can provide meeting space for its members and other local organizations. |
