St. Mary's Regional Office Expansion & Renovation
| Southern Maryland
Electric Cooperative (SMECO) retained CDS Associates to perform
a Facilities Assessment Study for the St. Mary’s Regional
Office Facility that would identify the facility’s assets,
liabilities, issues and potentials. |

The renovation
and expansion would take place in two or more phases over
a two-year period. The study focused on the following:
- Spatial organization of the existing office with recommendations
for
interior changes of the existing floor plan.
- A 7,200 sf addition to the office building.
- A 12-bay addition for truck and trailer parking.
- A Master Plan of the entire yard area to improve truck logistics
and work flow, including relocation of the fuel station with
canopy and a new truck wash area with canopy, separate contractor
and employee parking, etc.
- The removal of the existing small storage buildings and
the addition of warehouse space to replace them.
- The improvement of the new three-acre parcel to expand the
yard area, including storm water management.
- The creation of a new drive and truck entrance with an electric
gate from Rt. 245.
An interim report and presentation to the Building and Property
Committee enabled the Board to appropriate the necessary funding
for renovation and expansion.

| After the Board approved
the funding, CDS was authorized to proceed with Schematic Design
of the new facility with LEED® Certification. The revised
design encompasses a 12,672 sf office addition and a 22,069
sf Warehouse/Truck Bay addition to the existing facility, bringing
the total facility size to 52,508 sf. |
